In addition to residential home inspections, the inspectors at Professional Home Inspections (PHI) would love to accompany you on your ‘punchlist’ walk-through, for your newly constructed home. This service is provided without producing a written report; rather, our inspector will tour the home with the client and realtor, helping the client to identify unfinished, unfunctional or unsafe situations with the ‘finished’ construction. If the realtor provides a punchlist checklist, we’ll use that; otherwise, there are well documented punchlist examples on the internet (freeware). PHI would be happy to make a recommendation, if the client wishes.

This service is not a building code inspection; that inspection is conducted by the inspector working for the local building officials (the agency issuing the building permits).

Also, property sellers certainly could choose to have an inspection prior to listing their property for sale. The inspection would be exactly like the “punchlist walk-through” for new construction, or if the client chooses, a fully documented inspection with written report would be provided. These types of inspections help ensure the seller will not have any big surprises if the buyer chooses to have an inspection, as well. Any identified issues could be addressed/repaired prior to listing, thereby keeping the buy/sell process moving smoothly.
