In order to perform the home inspection in an efficient manner, without disrupting current occupants, the following conditions are set forth (requested):

• if at all possible the residence should be vacant, not unoccupied, just ask the current owners to go shopping or get some coffee (for at least 3 hours, so a lot of coffee).

• all dogs must be kenneled indoors or outside the home. If a dog is running around a fenced backyard, certain parts of the home may not be reviewed/inspected. If dogs are shut in bedrooms temporarily, the bedroom will not be reviewed/inspected.

• If the current owner is home and restricts access to certain rooms (sleeping baby situation), then that room will not be reviewed/inspected.

• We value your time as our client; likewise, if there are too many restrictions or limitations, which imped the inspector from performing the inspection, the inspector may inform the client and leave the property. The inspection will have to be rescheduled until the situation improves. Cancellation fees will be applied.
